Does 'sleeps 20' mean twenty beds?
It means twenty people can sleep properly. We count beds in bedrooms — that is the number on the card. If a house can take a few more on extra mattresses we will say so when you ask, as an extra rather than folded into the headline so the house looks bigger than it is.
Our group is bigger than any single house. What then?
Call or WhatsApp us before you start splitting the group yourself. We manage the whole portfolio, so we can look at what is free on your dates across every house, including ones not on this page, and tell you what combination actually works.
Is the price I see the price I pay?
Yes. Every nightly rate on this page is all in — the tariff, GST and our 5% booking fee are already inside the number. There is no cleaning fee, no service fee and no pet fee waiting at checkout. Meals, where a house offers them, are quoted separately because they are a separate thing you can say no to.
What happens if we have to cancel?
Cancel seven or more days before check-in and you get back everything you paid. Between three and seven days it is half. Inside three days the booking is non-refundable. Refunds go to the card or account you paid from and usually land within five to seven working days.
Who actually runs these houses?
We do. Hostizzy manages every home on this page ourselves — the same team handles the listing, the booking and the caretaker on site. That is the practical difference from a listings site: if something is wrong at eleven at night, there is one number to call and it reaches the people who can fix it.
