What is included, and what isn't?
The house, the bedrooms and the grounds are what you are booking. Catering, décor, sound and function staffing are arranged separately — tell us what you are planning and we will tell you honestly what each house can carry, including where it can't.
How far ahead should we book?
As far ahead as you can. There are five houses on this page and wedding dates cluster, so the good weekends in the season go first. Dates are held against a payment, not a phone call — until something is paid, the calendar is open to whoever books next.
Is the price I see the price I pay?
Yes. Every nightly rate on this page is all in — the tariff, GST and our 5% booking fee are already inside the number. There is no cleaning fee, no service fee and no pet fee waiting at checkout. Meals, where a house offers them, are quoted separately because they are a separate thing you can say no to.
What happens if we have to cancel?
Cancel seven or more days before check-in and you get back everything you paid. Between three and seven days it is half. Inside three days the booking is non-refundable. Refunds go to the card or account you paid from and usually land within five to seven working days.
Who actually runs these houses?
We do. Hostizzy manages every home on this page ourselves — the same team handles the listing, the booking and the caretaker on site. That is the practical difference from a listings site: if something is wrong at eleven at night, there is one number to call and it reaches the people who can fix it.
